Residential Sales: Services We Provide

We strongly believe that an educated buyer is a happy buyer.  We routinely spend a couple of hours going through what's called buyer consultation session.  If you have a lot of experiences buying homes or you are a lawyer specialized in residental sales, then you are welcome to forego the session.  You may very well know as much or even more about home buying process as we do!

At the consulation sesssion, you will learn what kinds of loans are available for you.  You will also learn about the importance of having great credit.  Since loan officers generally don't spent time explaining about what kinds of loans, how the loan process moves, we like to give you some theoretical background of it.

Then, then we will move onto buyer agency laws, how they evolved,  and why it is important to have your own buyer agent.  We will also explain other kinds of agency forms.

Next step is about home buying process.  We will go through the graphic details.  We will also explain the way contract works.  When the time comes  we will also go through the contract pages, all 25-7 glorious pages of it for Virginia, and up to 65 or more pages for Maryland buyers!  DC contract forms run somewhere in-between.  Still lots of pages.  As said before, educated buyers are happy buyers.  You don't want to feel like you got into contract blindfolded!

When it comes to making an offer and eventually getting the contract, you will need to learn about all those real estate jargons, and especially about contingencies.  We will most certainly go throught them.  Some of important issues include:

What is Home Inspection?  How does it work? 

Lead-Based Painting Disclosure Forms?

Radon Test?  Do we need it?

Contingency with Kickout or no kickout?  What is it?

Default?  Several situaitons that can put you into trouble.  So, please listen carefully.

Why is it so important to apply for the loan in timely manner?

Money part.  What is the earnest money deposit?  Can you get it back once the contract falls apart?

There are lots more to talk out.  Buyer consulation is just an introduction.  As we go forward, you will hear the repeat and more detailed explanations on each step.  So, don't worry about cramping your learning capacity at one seating.
